Office space can be leased 'as is', with work to be done by the Landlord and/or Tenant, pre-leased in the case of a planned building or one under construction.  Tenants usually lease a portion of a building however leases of entire buildings of all sizes is not uncommon either.   In short, whatever two parties choose to negotiate and agree upon is possible.  Naturally, the Landlord needs to be the owner or legally empowered party to commit to leasing the premises, the space must meet legal requirements (zoning, building code, fire code etc.) and be in a habitable state.

People do business with people they know, like and trust. Mark Kolke is a licensed real estate professional.  Most of his work is in office leasing.  He primarily acts as a Tenant Representative Agent, helping clients search the market, navigate issues and negotiate a lease.  Issues of cost, timing and location are obvious key areas he focuses on - but primarily he focuses on his client's business needs and forging a working relationship.

“We have used Mark Kolke on several occasions to advise, find, and negotiate our needs.  He has proven to be prompt, knowledgeable, and appropriately patient.  For us, Mark was able to articulate and make relevant his experience of the downtown core; the buildings, building management, and business needs.  We will work and look forward to working with Mark again.” - Graham Duncan, General Manager, Musket Canada

"Mark's deep knowledge and experience played such a huge role in our first commercial deal. He was invaluable to us and if you are looking for someone to guide you through this process and look out for your company's best interests, I would highly recommend you reach out to Mark Kolke. We couldn't have found a more knowledgeable individual to help us navigate our first commercial real estate deal." - Mark Henderson, Director of Operations, Lux Marketing GroupAGENCY LUX

"We used Mark Kolke of MaxComm Realty Advisors to help us source office space to relocate our Calgary office. He provided professional advice, competitve market data and advised us each step of the way through what turned out to be a somewhat convoluted negotiation.  Mark helped us stay calm through some difficulties and stayed with the file through each stage to ensure our needs were protected and the transaction completed on time.  And, we are very happy with the premises" - Len Coad, Director  Energy, Environment, and Transportation, The Conference Board of Canada

Office space for lease in Calgary remains a challenge to find, especially on short notice.  For large requirements and needs a few months away we are usually able to find a suitable range of qualifying options to help our clients weigh competing options and enter into a competitive negotiation.

On the other hand, if the requirement is small or more immediate - the options are often fewer, the spectrum of choice is often limited and competition can often be fierce.  Our objective in representing clients is to negotiate effectively in their best interest without caving to landlord demands. This is not so much science as it is a melding of experience, market knowledge and relationships.
